Signature Living About to Buy Out 30 James Street Investors

The story of 30 James Street is one of hard work, dedication and a unique funding model.

Purchased by Lawrence Kenwright and the Signature Living Group in 2013, Albion House was a Grade II* listed building with an enriched past.

Formerly home to the infamous White Star Line Shipping Company, Albion House was an iconic landmark on Liverpool’s popular waterfront yet was left derelict for almost 30 years.

Depreciating into a state of severe disrepair, the true cost to save 30 James Street was unknown to both Lawrence and officials, meaning traditional methods of funding were inaccessible.

Determined to change the fate of 30 James Street, Lawrence headed out to Singapore to pitch his plans to a room full of 700 investors. He returned with £5m in funding from 63 individual investors and the development of 30 James Street began.

Prior to this, investing in a hotel unit was relatively unheard of and many questioned its viability but as soon as 30 James Street opened on a sold-out weekend in April 2014, investors quickly started to see a rewarding return.

Without having to worry about occupancy, maintenance and management, all common issues with private buy-to-let investments, Signature Living investors were enjoying a hassle-free investment in one of the most recognised hotels in the north of England.

Today, The Signature Living Group are proud to announce that they are about to buy out all original investors of 30 James Street ensuring the project has come full circle. This is the second time the group have purchased back from our investors the units that we originally sold to them, the first being The Signature Living Hotel on Stanley Street.

On average investors received an 11% return on investment over the course of the four years, equating to an uplift of 44% on their initial investment. This funding model has not only proved extremely popular for the Signature Living Group, but it has kickstarted a trend with developers and investors.

Today, 30 James Street – Home of the Titanic is one of the highest rated hotels in Liverpool, enjoying exceptional occupancy levels and a reputation to envy.

Last year the hotel welcomed 62,492 guests, equating to an average occupancy level of 99.4%, for the year, a significant achievement considering the cities average occupancy sits at 78%.

Since the unprecedented success of 30 James Street, Signature Living went on to develop The Shankly Hotel, The Exchange Hotel, Daniel House and many more, all with the same successful funding model.

Offering a hands-off investment with assured returns, flexibility and a generous buy-back option after year 3, the funding model is proving extremely popular with investors all over the world, with some developments even selling out before they hit the market.
